Overview

Aušra Dedman represents property owners, developers, investors, and lenders in sales and acquisitions, lending and financing, leasing, and a variety of other real estate matters. She advises clients on development and construction projects, including affordable housing projects that use Low-Income Housing Tax Credits, tax-exempt bond financing, state and local funding, and equity investment. Aušra also has experience in the renewable energy industry representing developers in connection with solar and wind projects.

Her association with Stoel Rives first began during her law school years, initially as a summer associate, followed by a law clerk role.

Experience

  • Negotiated purchase options, lease options, and easement agreements for solar and wind energy projects (and conducted real estate due diligence) on behalf of an international renewable energy company.

  • Conducted and supervised extensive due diligence review of retail, office, and industrial leases, title reports and surveys.

  • Coordinated real estate deliverables in secured financings, including mortgages, title insurance, surveys, and legal opinions.

  • Represented Sea Mar Community Health Centers in the acquisition and financing of a newly constructed four-story apartment building in Seattle that will be used to provide 39 units of affordable housing.

  • Represented the Bellingham Housing Authority in a LIHTC project that will add approximately 180 new rental units, together with commercial space to serve as the Authority’s new offices. This project includes 9% tax credits, 4% tax credits, and tax-exempt bond financing, as well as additional public funding.
  • Assisted developer/borrower in several LIHTC financing transactions involving low-income and senior housing projects.
  • Prepared real estate financing documents for transactions involving commercial and agricultural properties.
